“Which CRM should we use?” is the most common question in UK lettings — and the most context-dependent. The honest answer is that there is no best property management system, only the best one for your shape: branch count, portfolio mix, how much you self-manage, and how much your team lives in email versus the back office. Here’s how the five systems we see most often stack up in 2026.

Reapit — the enterprise workhorse

Reapit remains the heavyweight for multi-branch sales-and-lettings agencies. Its strength is depth: configurable workflows, a mature AppMarket, serious reporting, and the Foundations API that larger groups build on. The trade-off is weight — it rewards a business with process discipline (and an operations person who owns it). If you run several branches and need everything auditable, it’s the default for a reason.

Alto — the agency all-rounder

Alto, part of the Houseful group alongside Zoopla, is the pragmatic middle: cloud-based, quick to onboard, with sales, lettings, accounts and portal feeds in one place. For independent agencies of one to ten branches it covers the whole job without enterprise overhead. It won’t win every feature shoot-out, but it rarely leaves a gap you can’t work around.

Street.co.uk — the modern one

Street.co.uk is the newest of the five and feels it, in a good way: genuinely modern UX, an excellent mobile app, slick applicant and viewing journeys, and AI-assisted touches across the workflow. Agents who switch tend to rave about speed and design. Larger lettings books should scrutinise the back-office depth against their needs, but for forward-leaning agencies it’s the one to beat.

Arthur — for landlords and managed portfolios

Arthur targets a different problem: hands-on management of residential portfolios and blocks. Strong tenant/landlord/contractor apps, good task automation, tight Xero integration. Self-managing landlords and build-to-rent operators get a lot for the money; high-street agency features (sales progression, valuations) aren’t the point here.

Re-Leased — the commercial specialist

Re-Leased is the pick when your book includes commercial: leases with breaks and reviews, service-charge budgeting, CPI-linked uplifts, proper accounting integrations. Mixed residential-commercial portfolios that force commercial leases into residential CRMs always regret it — this is the tool that doesn’t make you.

How to choose

Run the decision on four questions. What’s your portfolio mix (AST-only, blocks, commercial)? How many branches and users need it daily? What must it integrate with — accounts, portals, maintenance apps? And who in your business will own configuration? Shortlist two, demo with your own messy data, and talk to an agency the same shape as you before signing anything.
